Below are a few key criteria we look for when considering land or home purchase opportunities:

  • Locations:  We are looking for homes and lots in the following areas.
    • South Tampa: 33606, 33609, 33629, and limited areas within 33611 zip codes.
    • Odessa:  Lakefront or Large Acreage (5+ Acres) in 33556 zip codes.
    • Lutz:  Lakefront or Large Acreage (5+ Acres) in 33549 zip codes.
    • Northwest Hillsborough:  Tear Down Opportunities within Avila, Carrollwood Village, or Old Carrollwood with Lake Frontage.
  • Street Location:  We generally look for properties that are not along busy streets or main roads (such as Westshore Blvd, S. MacDill Avenue, Lois Avenue).
  • Property Condition: Properties that are a good fit typically are vacant land or existing homes that need extensive work. We do not display properties for rehab or remodeling.
  • City of Tampa Only – Protected Trees/Grand Trees: We may decline to display a property if we believe the property contains Grand Trees or Protected Trees that may impact the ability to build a new home on the property. Protected Trees are trees that are generally 5″ or greater in diameter, and Grand Trees are generally 32″ or greater in diameter.  If you’re unsure whether your property could be impacted by any trees, we are happy to guide you through the process of determining this.
